One trend in the recent slip in median home prices is easily seen in Charleston. Luxury real estate prices seem to have been untouched by recent declines, as the few “haves” continue to try outbid one another for choice properties. Beachfront, waterfront, near the college, or near the hotels, luxury real estate across the board in Charleston is the bubble that keeps growing. When will it burst? If the past is any indication of the future, the answer is that it probably won’t.

There is one aspect of global warming that’s worth considering when making real estate investments, especially if you live on the eastern coast of North, Central, or South America: namely the warming of the Atlantic. Beach real estate is going to be a more precarious investment because insurance is going to run much higher as water levels continue to rise, owing to the melting ice caps. This means that in Florida, Palm Beach and Miami could be cities protected by levies if no gradual shift inland takes place. It also means that semi-coastal communities like Jacksonville, Ponte Vedra, and Atlantic beach will become prime beachfront real estate, making them a good investment now, as long as you don’t have to shell out for the expensive flooding and hurricane insurance premiums paid for beachfront properties.

While half-built condos in Palm Beach, Del Ray, Boca, and Miami have seen drops in asking price of over 30% in many cases, one area where condo prices have held up nicely is Jacksonville. Florida Real Estate is not necessarily all connected, one broker explained to me. The biggest factors in determining prices on new condos are supply and demand, sure, but one the big driver is not the supply built by new builders but the demand shifts caused by demographic changes. In Jacksonville, the economy has grown tremendously as a function of college graduates not wanting to move from this relative young person’s paradise. That translates into a cheap work force, which brings in more employers, which creates a greater demand for decent condo-style housing. This, and not a lack of supply, has been the driver of prices in Jacksonville, and that is why condo prices there will continue to increase.

Cleaning Tips

One of the most annoying things about moving house is the cleaning – and removing stubborn stains and marks is one of the hardest things to do when prepping your house for a move.  Its always important, when using these tips to spot test and ensure that you won’t be doing more damage than good.  You should also always take your cleaning items with you – a box of your most commonly used items or a checklist can save you time and effort in the long run.
Some of the most common stains and marks can be removed with ease – with every day household items.

Scuffs and marks on woodwork can be removed with a pencil eraser – these marks, from shoes, wheels, or rubber bumping against things are hard to remove any other way, but come off with ease with a rubber.
Toothpaste isn’t just great for cleaning teeth – you can use it to remove stubborn ink, crayon, or scuff stains from any surface – be careful to test it on wallpaper first in an inconspicuous place.  You’ll have to remove most of these stains from walls before painting as they can show through several layers of paint.

Toothpaste is also good for removing crayon from radiators, or glass – just rub lightly with a non abrasive cloth, or for tough stains, leave to sit for up to one hour before scrubbing gently.

You can remove unwanted paint from most woodwork by carefully scouring with a brass scourer – not too hard though, or you’ll scratch the other paintwork.
Scum stains, dried toothpaste and lime scale come off with liberal application of an oxy based paste – you can get any ‘oxy’ based cleaner (one that fizzes and heats up the water slightly) in most supermarkets.

You can remove moldy or damp smells just about anywhere with bicarbonate of soda.  Simply apply to the smelly area (or leave a tub open in a cupboard or fridge) and the smell should be vastly diminished or gone within 24 hours.  The same goes for activated charcoal, or a few drops of vanilla on a cloth.  Baking soda is good for a whole month, so can be used continually, not just for cleaning for a move.

If you’re washing textured walls, use a nylon sock to do so – it means you won’t leave fluff in your wake – and always wash walls from the bottom up to avoid streaking, applying any cleaning solution you’re using (once tested to ensure paint, or wallpaper fastness) in small patches whilst you’re cleaning.
You can remove wax from carpets, floors or curtains simply by using an absorbent cloth and a hot iron – the wax should stick to the absorbent cloth and peel away easily.

Finally, don’t mix cleaning products – most contain either ammonia or bleach and when combined the fumes are deadly.  Care should be taken when cleaning any are that has been spot treated with a  different solution than you are mopping with, because not only are some mixes deadly, but others can react with one another and cause spotting, or ugly marks.

If you live in a rainy climate or even a snowy one (even snow melts eventually in most places), you should take special care to protect the structural integrity of your home. This is best done by making sure that you have good surface drainage outside of your home and this involves your roof, gutters, and downspouts. Downspout extensions also need to be paid attention to and you need to make sure that they direct water as far as possible from your home’s foundation.

Making sure your roof is properly angled according to where you live. Roofs with higher pitches are the most common in areas where snow tends to be heavy because snow can easily slide off the roof instead of being allowed to sit there and not only stress your roof because of the weight, but when it starts to melt, it will cause the water damage you’re trying to avoid. Water shouldn’t be allowed to accumulate on your roof for any period of time and this is why your roof should be angled so the water will run into the gutters.

The gutters to your home should be large enough to handle heavy amounts of rainfall, especially if you live in an area where heavy rain is common. They should also be cleaned out on a regular basis and be free of clogs of any kind. It might not be a fun home improvement activity for you or anyone you hire to do it for you, but doing this as opposed to having to repair water damage to your home will save you money in the long run.

The downspouts that are connected to your gutters are what direct the water from the gutters and down to the ground where a downspout extension should be located to make sure the water from your roof doesn’t collect around your foundation. These are normally located around the corners of the home, but can be found in other areas. The easier it is for water to get away from your home, the more money you’ll end up saving in the future.

Where There Is A Will There Is A Way

Many of you have heard the saying the only two certain things in life are death and taxes.  While neither are avoidable, through proper planning you can assure that your wishes upon your death are carried out and that any financial consequences are minimized.

A will is simply a legal document which directs how your property will be distribute upon your death.   In your will you will designate an executor who will gather your assets upon your death and with those assets pay your debts.  Persons who have minor children should select a guardian to care for your child if you and your spouse pass away before the child reaches the age of eighteen.

Under certain circumstances you may wish to set up a trust as part of your will.  Under these circumstances a trustee would be designated to manage and distribute the trust funds.  It is the responsibility of the trustee to distribute the trust funds to the beneficiary.

Upon someone’s passing, property held in that individuals name alone, passes under the terms of the will.  Examples of this type of property are, bank accounts, personal property, stocks and bonds, cars and jewelry.  Property held jointly such as a home or bank count with more than one name on it pass to the survivor outside of the will.  Assets such as life insurance proceeds, IRA accounts and 401k plans pass outside the will to the beneficiary designated.  An estate plan is a critical planning tool to minimize and financial/tax consequences upon someone’s death.

If you neglect to prepare a will than the disposition of your assets will be made in accordance with your state’s intestacy laws, which in many cases may not be in accordance with your wishes.  Furthermore, the cost associated in administering an intestate estate will undoubtedly be more expensive and time consuming.

For the most part, a spouse cannot disinherit the surviving spouse regardless of what is contained in your will.  Generally, the surviving spouse is entitled to receive about one- third of the assets subject to probate.  With the assistance of an attorney, you may be able to limit the amount your spouse inherits.

If you already have a will, you may wish to consider updating it.  If you get divorced, a beneficiary dies or the law changes it is prudent to seek the advice of an attorney to see if a new will is on order.

While some things in life are certain, a little planning can make sure that your wishes are carried out and that Uncle Sam does not get anymore of your hard earned money than they are entitled to.
